How Much Does an Asphalt Driveway Cost in Tennessee?
National cost guides put a new asphalt driveway at about $5 to $15 a square foot, installed. One 2025 guide puts a 20-by-20-foot driveway, 400 square feet, at $2,000 to $4,800. A guide’s 2022 Nashville figures run lower, at $4 to $6 a square foot. Those include tearing out an old asphalt drive.
These are market numbers, not our price list. Your number depends on the ground, the base, the size and the tonnage. For asphalt driveway paving around Lebanon, we look at the job and put a free estimate in writing.
What does an asphalt driveway cost per square foot?
One 2025 guide gives $5 to $12 or more a square foot, with labor and materials included. Another 2025 guide says most homeowners pay $6 to $9, and a brand-new driveway runs $7 to $13. Replacing an old driveway runs $8 to $15 in two guides, and up to $18 in a third.
Size sets the total. One guide counts a one-car driveway at 200 to 300 square feet and a two-car driveway at 400 to 600. Some contractors set a minimum charge of $2,000 or more, another guide notes.

What drives the price of an asphalt driveway?
Size moves the price most, one 2022 guide says. The same guide says most of a new driveway’s cost comes from the work before paving.
- Grading and the stone base. Clay soils often need extra digging and base material, one 2025 guide says. Around Lebanon, the most common soil in federal soil surveys formed in clay weathered from limestone. Shallow, rocky cedar-glade ground is common too. The Nashville guide lists rocky soil and hardpan among the things that raise a price.
- An old surface to remove. Removing old asphalt runs about $2 a square foot in one 2022 guide. That is one reason replacement prices sit above new-driveway prices.
- Thickness. Most home driveways need 2 to 3 inches of asphalt, one guide says. Heavy vehicles call for 4 inches or more. Each added inch adds tons of hot mix.
- Layout and access. Curves and slopes can add 15 to 30 percent, one 2025 guide says. A site that is hard to reach adds travel time, the Nashville guide notes.
- Drainage at the road. Where a new drive crosses a road ditch, it may need a culvert pipe. Inside Lebanon, the city’s Engineering department issues the driveway permit and sets the pipe’s size. On a Wilson County road, the Road Commission sizes any culvert, with a 24-foot minimum length. Its policy has you get the pipe to the driveway, then call to schedule installation.
Why is a long farm lane figured by the ton?
Hot mix is usually sold by the ton. One national guide says most asphalt prices are figured that way. At 2 inches thick, a ton covers about 80 square feet, the guide says, and at 4 inches about 40.
Take a lane 10 feet wide and a half mile long. That is 26,400 square feet. At 2 inches, it takes about 330 tons of hot mix, and at 4 inches about 660. A truck carries about 13 to 19 tons, another guide says, so 330 tons is roughly 18 to 26 loads.
The bed under the asphalt changes the number too. One 2022 guide puts paving over an existing gravel or dirt drive at $2 to $6 a square foot. A brand-new drive runs $7 to $15 in the same guide, since the grading and base work start from scratch. A flat price per foot cannot account for the depth of asphalt or the bed underneath.
We pave lanes a half mile and a mile long, and drives that take a single load of asphalt. We haul the hot mix in our own dump trucks and lay it with our pavers and rollers. Long lanes have their own page: farm lane and private road paving.
Some owners of long lanes weigh tar and chip, which costs less up front. Our guide to tar and chip versus hot mix compares the two.
Why do asphalt prices change from year to year?
Hot mix is stone held together by asphalt cement, the binder in the mix. TDOT, the state transportation department, sets a monthly index from the prices suppliers quote Tennessee contractors for it. The index stood at $600 a ton in October 2025 and $725.77 in October 2026. Those prices are for the binder alone, not a ton of finished hot mix.
The October figure is about 21 percent above a year earlier. In 2026 the index jumped from $571.54 in March to $753.08 in July. TDOT adjusts what it pays on its road contracts when the index moves 5 percent or more. A written quote reflects the month it was written, so ask how long its price holds.
What should you ask before you sign?
An asphalt pavement association’s driveway guide says to get more than one written quote. It says the contract should spell out dates, dimensions, materials, thicknesses, drainage and any extra work. Put these questions to every contractor and compare the answers:
- How thick will the asphalt be after rolling, and how deep is the stone base?
- Are the grading and the removal of an old surface in the price?
- How will water drain off the drive, and does it need a culvert at the road?
- Does the road connection need a permit from the city, the county or TDOT?
- How long does the written price hold?
- Are the dimensions and thicknesses written on the quote?
The association’s guide adds that the lowest quote may not be the best one. Ask when the first seal should go on, too. We normally come back for driveway sealcoating once a new drive cures.
