Asphalt Resurfacing and Overlays in Lebanon, TN

Resurfacing · Lebanon, TN

A new layer of hot mix over a sound base

Paveway Paving Pros does asphalt resurfacing for worn driveways and small parking lots around Lebanon, Tennessee. An overlay puts a fresh layer of hot mix asphalt on top of the old surface. It works when the base underneath is still sound. When the base has failed, the driveway needs a full replacement instead.

We look at the driveway or lot first, then put a free estimate in writing. Broken spots get repaired before our own pavers and rollers lay the new hot mix. Resurfacing is part of our work as a paving company in Lebanon, Tennessee. Call or text (615) 894-5175 to set up a visit.

When Can You Resurface an Asphalt Driveway?

Asphalt driveway resurfacing works when the wear is on top and the base below is still firm. The top may be rough, with loose stone or small cracks in places. A few broken spots can be cut out and patched before the overlay goes down. An asphalt industry guide says an overlay can improve a driveway's condition and strengthen it.

Base trouble is a different story. Alligator cracking looks like a web of small, connected cracks. A pavement engineering reference traces it to weak support below and lists poor drainage as one cause. Low spots that hold water after rain can mean the ground under them has settled.

The same reference says a layer with that cracking adds little or no strength. When the base has failed across the whole drive, the driveway needs a full asphalt driveway replacement. We look at the driveway first and tell you which fix it needs.

How an Asphalt Overlay Goes On

Every asphalt overlay starts with repairs. An asphalt industry guide says to cut out and patch broken spots and large cracks first. We do that patch work the same way we handle asphalt repair and patching jobs.

The old surface needs to be clean and dry before new asphalt goes on. The same guide calls for a liquid asphalt tack coat on an older layer. Federal Highway Administration guidance calls tack coat the glue between layers. It links poor bonding between layers to cracking and potholes.

Then the new hot mix goes down, laid with our own pavers and pressed smooth with our rollers. The asphalt industry guide calls for paving and rolling as one continuous step, while the asphalt is hot. It also calls for a smooth finish that will not hold puddles.

Driveway Resurfacing for Older Drives Around Lebanon

Census estimates put the median build year for Lebanon homes at 2004. A driveway laid with a house that age has seen more than 20 Tennessee summers and winters. If its base still holds firm, driveway resurfacing can give it a new top. National cost guides say resurfacing uses less material and labor than a full replacement.

An overlay raises the surface a little, since it sits on top of the old asphalt. That matters most where the drive meets the garage floor and the road. We look at those edges at the estimate and talk through how the new layer will meet them.

How a Job With Paveway Runs

From the first call or text to the finished work, here is how it goes.

1

Call or Text

Call or text (615) 894-5175, or send the form. Tell us what needs paving or sealing and where the job is.

2

We Look at the Job

We look at the job and check the ground under it. We also see where the rain runs off.

3

Your Free Estimate

The free estimate comes to you in writing. Once you say yes, we set a day for the work.

4

Prep Work First

New paving starts with string lines and grading. Then a roller packs the stone base. On older asphalt, we repair the broken spots first.

5

Paving and the First Seal

Hot mix goes down from the top of the drive out to the road, and the rollers press it smooth. Once new asphalt cures, we normally seal it.

FAQ

Resurfacing Questions, Answered

Common questions about resurfacing around Lebanon and the rest of Middle Tennessee. If yours is not here, call or text and ask.

How much does driveway resurfacing cost?
Size comes first, since a bigger driveway or lot takes more hot mix. Repairs before the overlay add to the price, and so does work at the garage and road edges. We look at the job, then put a free estimate in writing. Our guide on whether to resurface or replace a driveway covers market ranges.
Will old cracks show up in the new asphalt?
Sometimes. Pavement engineers call it reflection cracking, a crack in the overlay right above an old one. Large cracks get cut out and patched before the new layer goes down. A crack that opens later is worth sealing, since cracks let water into the ground below.
What is the difference between resurfacing and sealcoating?
Sealcoating puts a coat of sealer over sound asphalt. Resurfacing lays a whole new layer of hot mix. An asphalt industry guide says to wait until new asphalt is at least several months old before sealing it. We normally seal the jobs we pave, so driveway sealcoating can follow once the overlay cures.
Can a driveway be resurfaced in cold weather?
An overlay is a thin layer of hot mix. An asphalt industry guide notes that thin layers lose heat fast on a cool surface. The same guide says to pave only in good weather and to avoid cold, rainy days. So resurfacing is warm-weather work around Lebanon, and a rainy forecast can move the date.
Do I need a permit to resurface my driveway?
That depends on where your driveway meets the road. If the overlay runs out to a county road, the last stretch may sit in the road right of way. The Wilson County Road Commission says any work in its right of way needs an approved permit on file. Inside Lebanon, driveway permits come from the city's Engineering department, and TDOT handles them on state routes.
Do you resurface parking lots?
Yes, small ones, such as a church lot or the lot at a shop. The same rule applies there: an overlay needs a sound base under it. Once the new asphalt is down, the lines go back on with our parking lot striping.

Why Choose Paveway

Asphalt Paving and Sealcoating Around Lebanon

Graded for Lebanon Ground

Federal soil maps show clay over limestone under much of Lebanon, and water moves slowly through that clay. We grade for drainage and pack a crushed stone base before any hot mix goes down.

Sealing That Fills the Pores

Asphalt has pores, and water gets into the pavement through them. We brush or squeegee the sealer into the surface so it fills those pores.
