Sealer worked into the pores to keep water out

Sealcoating puts a coat of sealer over asphalt so sun and water do less harm to it. Paveway Paving Pros does driveway sealcoating for homes, and we seal small parking lots too. We are based in Lebanon and work about 60 miles around it, across Middle Tennessee.

We normally seal the new asphalt driveways and lots we pave. We take sealcoating jobs on existing asphalt as well. Either way, the sealer is brushed or squeegeed into the surface so it fills the pores. Call or text (615) 894-5175 for a free estimate.

Why the first driveway sealcoating matters most

New asphalt starts to age as soon as it is laid. A Federal Highway Administration report says most of that aging happens in the first two to four years. The top half inch or so turns brittle first, and loose stone and early cracks can follow.

That is why the first seal counts the most. Asphalt has tiny pores, and water works its way in through them. We brush or squeegee the sealer down into the surface to fill those pores and keep the moisture out.

Working the sealer in takes more time and more material. It is how the coat reaches into the pores instead of sitting on top. When we pave a driveway, its first seal waits until the new asphalt has cured.

How often should you sealcoat a driveway?

Driveway sealing repeats on a cycle. After the first seal, the next one typically comes two to three years later. A state asphalt association gives a wider range of two to five years.

Cracks get filled before the sealer goes down. Federal pavement guidance says filling cracks cuts down the water that gets in. New cracks can still open with time, and each reseal is the chance to fill them.

Some driveways are past the point where sealer helps. Cracks in a web pattern and potholes point to trouble below the surface, and sealer adds no strength. Those spots need asphalt repair and patching first, and a worn-out surface may need asphalt resurfacing instead.

Asphalt sealcoating for Middle Tennessee sun and winter freezes

Middle Tennessee summers are hot. NOAA's climate normals for Lebanon count about 56 days a year at 90 degrees or hotter. Lebanon also averages about 54 inches of rain and melted snow a year. The pavement sealer industry's trade group says sealcoating protects asphalt from aging caused by sunlight and water.

Winter is hard on asphalt here too. The same normals count about 91 nights a year at or below freezing, and most of those days thaw again. Water in a small crack swells as it freezes and pushes the crack wider. One sealer maker says freeze and thaw cycles wear a sealcoat faster.

Sealer needs warm, dry weather to cure. A sealer maker's guide calls for 50 degrees and rising for 24 hours, with no rain on the way. That makes sealcoating warm-season work around Lebanon, and we set each job around the forecast.

How We Work

How a Job With Paveway Runs

From the first call or text to the finished work, here is how it goes.

1

Call or Text

Call or text (615) 894-5175, or send the form. Tell us what needs paving or sealing and where the job is.

2

We Look at the Job

We look at the job and check the ground under it. We also see where the rain runs off.

3

Your Free Estimate

The free estimate comes to you in writing. Once you say yes, we set a day for the work.

4

Prep Work First

New paving starts with string lines and grading. Then a roller packs the stone base. On older asphalt, we repair the broken spots first.

5

Paving and the First Seal

Hot mix goes down from the top of the drive out to the road, and the rollers press it smooth. Once new asphalt cures, we normally seal it.

FAQ

Sealcoating Questions, Answered

Common questions about sealcoating around Lebanon and the rest of Middle Tennessee. If yours is not here, call or text and ask.

Call (615) 894-5175

How much does driveway sealcoating cost?
The price depends on the size of the driveway or lot and the shape the surface is in. How many cracks need filling adds to it. We look at the job and put a free estimate in writing. Call or text (615) 894-5175 to set up a visit.
How soon can a new asphalt driveway be sealed?
New asphalt needs time to cure before its first seal. One sealer maker's guide says at least 30 to 60 days, and a state asphalt association says several months. For a driveway we paved, we tell you when it is ready.
How long should cars stay off a fresh seal?
A sealer maker's guide calls for 24 hours after the last coat before cars drive on it. Wet sealer sticks to shoes and tires, so keep people and pets off it too.
Do you seal driveways you did not pave?
Yes. We seal existing asphalt driveways and lots along with the ones we pave. We look at the surface first, since broken spots need repair before sealer goes on. Paveway is an asphalt paving contractor in Lebanon, and sealcoating is a big share of our work.
Do you sealcoat parking lots?
Yes. We seal small parking lots, such as a church lot or the lot at a shop. The lot stays closed while the sealer cures, so we set the day with you. Once it is dry, we can put the lines back with fresh parking lot striping.
Is sealcoating worth it on an older driveway?
It is when the asphalt is still sound and only worn on top. Sealer slows the aging from sun and water, but it cannot rebuild a failed base. If the base has given out, the fix is a new driveway built from the base up.
