How Much Does Driveway Sealcoating Cost in Tennessee?

National cost guides put a typical driveway sealcoating job at $275 to $868. Their averages run $468 to $600 for a driveway of about 400 to 500 square feet. A cost guide’s 2022 Nashville figures run lower: $190 to $320 for a 720-square-foot, two-car driveway.

Crack filling adds about $1 to $3 per linear foot in the national guides. Small driveways can hit a contractor’s minimum charge. These are market numbers, not our price list. For driveway sealcoating in Middle Tennessee, we look at the job and put a free estimate in writing.

What does sealcoating cost per square foot?

Per-square-foot figures vary widely between guides. National guides quote about $0.88 to $2.10 a square foot with labor included. The Nashville figures land at $0.30 to $0.40 a square foot. Small driveways cost more per foot, since some contractors charge a minimum fee.

What drives the price of sealcoating a driveway?

  • Size. It drives the cost most, one national guide says. A long rural drive takes more sealer and more hours than a short one in town.
  • Cracks and holes. Cracks get filled before the sealer goes on. Potholes and broken spots need patching first.
  • Coats. A national sealer maker calls for two coats. One national cost guide says most driveways need one, with two for heavy traffic.
  • Cleaning and oil spots. Contractors clean the surface before sealing, one guide says. The sealer maker calls for treating gas and oil spots first.
  • Sealer type. The material alone runs $0.06 to $0.50 a square foot, depending on the type.
  • Slope and access. A flat driveway is easier to seal than a steep one or a hard-to-reach one.

When does a new driveway get its first seal?

Fresh asphalt needs time to cure before sealer goes on, and the guidance varies. The same sealer maker says new asphalt should cure at least 30 to 60 days. National cost guides say three to six months or more. A pavement supplier says at least 90 days, and nine to twelve months is better.

The reason is the oils in new asphalt. Fresh asphalt stays soft while those oils work out, the supplier explains. Sealing too soon can trap them and leave the surface prone to tire marks.

We normally seal the driveways we pave as well. If you are planning a new asphalt driveway, ask when its first coat should go on. After that first seal, plan on a fresh coat every two to three years. One national cost guide gives the same range.

Why does the sealing method matter?

The national sealer maker accepts hand tools or spray equipment. A trade guide for sealcoaters adds a caution, though. Porous asphalt covers well under a squeegee, but it can suffer when a sprayed coat goes on too light.

We work our sealer into the surface with squeegees and brushes. Asphalt has pores, and the first coat has to fill them to keep water out. A thin coat on top can look good at first. Filled pores are what keep moisture out of the asphalt, so the first seal matters most.

Why do cracks get filled before sealing?

Sealer is a thin surface coat. The sealer maker calls for filling cracks with hot or cold crack filler before sealcoating. One national guide adds that cracks and holes need repair or a thicker sealer.

National guides put crack filling at about $1 to $3 per linear foot. Larger broken areas, like potholes, run about $2 to $5 a square foot to patch. That work falls under asphalt repair and patching. New cracks can still form later, so check for them before each reseal.

Sealing is upkeep for sound asphalt. One national guide says crumbling or buckling asphalt may call for a new driveway instead. Our guide on whether to resurface or replace covers that call.

How do Tennessee sun and freeze-thaw wear on asphalt?

Lebanon averages about 56 days a year at 90 degrees or hotter, according to NOAA’s 1991 to 2020 climate normals. Summer highs average near 89 degrees. One national guide lists sun and UV rays among the things a seal protects against. The sealer maker says sealcoating guards the asphalt binder, the glue that holds the stone together, against oxidation.

Winter brings the other half. Lebanon averages about 91 nights a year at 32 degrees or colder. Only about 8 days stay at or below freezing all day, so most freezes thaw by afternoon. Water expands when it freezes, the USGS notes. Water in cracks and open pores goes through that cycle again and again. Sealing and crack filling keep more of it out.

How do you compare sealcoating quotes?

Ask each contractor the same questions and line the answers up:

  • How many square feet did you measure?
  • Is it one coat or two?
  • Is the sealer worked in by squeegee and brush, or sprayed?
  • Is crack filling included, and how is it priced?
  • Are oil spots treated first?
  • How long do cars stay off it? The sealer maker asks for 24 hours after the final coat.
  • Is the whole scope written on the quote?

Two quotes with the same total can describe very different jobs.

Frequently asked questions

How often should a driveway be sealcoated in Tennessee?
After the first seal, plan on a fresh coat every two to three years. One national cost guide gives the same range, or every year in extreme climates. Check for new cracks before each coat.
How long should new asphalt cure before the first seal?
Guidance runs from about 30 days to a year. A national sealer maker says at least 30 to 60 days. National cost guides say three to six months or more. Sealing too soon can trap the oils that keep fresh asphalt soft.
Is it better to spray or squeegee driveway sealer?

When is sealcoating season in Middle Tennessee?
A national sealer maker calls for 50 degrees and rising, with no rain for at least a day. Lebanon's winter highs average about 50 degrees, by NOAA's climate normals. One national cost guide calls spring through fall the best season.
How long do you stay off a freshly sealed driveway?
A national sealer maker asks for 24 hours after the final coat before traffic. One national guide puts it at 12 to 72 hours for cars and 1 to 3 hours for foot traffic. Your quote should say how long to keep cars off.
Will sealcoating fix the cracks in my driveway?
